What I Speak About

I speak about how housing policy actually plays out in the real world. Most conversations focus on what a policy is designed to do. I focus on what it's likely to change, and whether it ends in homes people can afford.

That means bringing together policy, capital, and delivery into a single conversation. I walk through how decisions made at the federal or state level move through financing, approvals, and project pipelines. It is a practical look at where progress happens, where it breaks down, and why outcomes often diverge from expectations.

The goal is clarity and usefulness. People leave with a better understanding of what is driving results in housing today, and how to think about the decisions in front of them, whether they are in policy, development, finance, or advocacy.

This panel works the other direction: what local and federal policies can address the cost of living in its totality, deliver real monthly relief, and resolve the conflicts of today into a more abundant, fairer future.
